Gunite pools in Franklin, shaped to the lot
In Franklin we build steel-reinforced gunite pools, the kind that can take a freeform outline, a vanishing edge or a raised spa. Franklin’s pool guidance keeps water out of the pool until the permanent barrier is finished, so the fence is part of the schedule from the first drawing.
What have we built in Franklin?
The Palm Oasis is ours. Seen from above, it pairs a round spa with a curved tanning ledge holding two loungers, and the footage is on the project gallery. A circle set against a sweeping curve is something a sprayed shell handles well, because nothing about it has to come from a mold.
Why gunite here instead of fiberglass?
Gunite is sprayed over steel on site and finished by hand, so the shape is drawn for your yard. That opens up vanishing edges, grottos, beach entries and spas set above the water line. A lot that falls away from the house is where a vanishing edge earns its place.
It is a longer build than a fiberglass pool, and the interior finish will need renewal at some point. If the outline you want happens to match a stock shell, we’ll tell you and lay out both options.
What do Franklin’s pool rules ask for?
Building and Neighborhood Services handles residential permits, and pools are on its list of projects that need one; the office number is 615-794-7012. Third-party summaries of the city’s guidance say plans submitted before January 1, 2026 follow the 2018 International Swimming Pool and Spa Code, with a pool alarm on pools 36 inches deep or more.
Two barrier details matter for design. No water goes in until the permanent barrier is complete, and no opening in it may let a 4-inch sphere through. The code edition depends on the filing date, so check it with the city when plans are ready.
Where does the Harpeth River come into it?
Franklin sits on both sides of the Harpeth River, a tributary of the Cumberland. Our site visit looks at soil, grade and where water crosses the lot before anything is drawn, and that sets where the shell, the pool deck and walls and the equipment can go. That holds for older streets near the Carter House and Carnton and for newer homes around Cool Springs.

Questions, answered
Pools in Franklin: common questions
What is the 4 inch rule for pool fences?
No opening in a pool barrier may be large enough for a 4-inch sphere to pass through. Franklin’s pool barrier guidance states the rule, and it covers the spacing of pickets and the openings in decorative panels. We draw the fence and gate details to that limit before the permit application is filed.
Which pool code does Franklin TN use?
For plans submitted before January 1, 2026, Franklin follows the 2018 International Swimming Pool and Spa Code, according to third-party summaries of the city’s guidance. Plans filed after that date may fall under a newer edition, so confirm with Building and Neighborhood Services at 615-794-7012 before you submit.
Can a gunite pool have a vanishing edge?
Yes. Because a gunite shell is sprayed over steel on site, one wall can be built to spill into a lower catch basin, which is how a vanishing edge works. It suits a yard that falls away from the house. Fiberglass shells can’t do this, since their shapes come from fixed molds.
What is a tanning ledge on a pool?
A tanning ledge is a shallow shelf inside the pool where loungers can sit in a few inches of water. Our Palm Oasis project in Franklin has a curved one holding two loungers beside a round spa. Fiberglass shells can include a molded ledge, and in gunite it can take any shape.
